We will locate what you want but we recommend single family homes in areas where resale shows a proven track record. We suggest the property have a minimum of 1400 square feet of living space and have at least 3 bedrooms and 2 bathrooms.
You need to buy what is going to be easiest to sell. The decision is yours but we can make recommendations based on our experience and market factors.
We will come up with 3 or 4 homes for you to choose from, all of these will be great deals at around 50% of the current market value. The property may also be a bank owned foreclosure because we can pull on our sources within the banks we work with.
If you don't want any of them, no problem, we'll buy them ourselves.
Our inside track with banks and other financial institutions means you WILL get a property at a remarkably low price.

Now You Need The Loan.

Because of the property we'll locate for you, getting it funded will be a breeze. We will make sure the deal fits perfectly for the lender and allow you to receive 100% of the purchase price, rehab funds, insurance and closing costs. If the deal doesn't fit perfectly, you won't buy it!
The idea here is locate you such a good deal that your out of pocket costs into the loan will be zero!
