only and that is, in the event that we need or want to refinance a
property into a conventional loan following the rehab process, you
must be qualified to do so. All homes purchased are bought and sold
at way below current market values. We have direct contact with bank
foreclosure managers and can purchase at a huge discount.
Here’s How It Works:
You show us at least a 680 mid credit score. Pull your latest scores
from myfico.com or similar web site, show us your reports and if
your middle range is 680 or above and you have no major credit
problems, you’re good to go. We do not need to see your SS#, just
your FICO scores.
We require a good faith deposit of $5,000. This is 100% safe and is
returned to you immediately upon closing (selling) our first
property with you. Your payment is made payable to Equity Share LLC.
This money is no part of anything to do with the property, we use
our funds to handle everything.
The $5K you deposit with us is simply so we know you are committed
to working with us. Again, when we sell the first property with you,
you get it back with your 50% of the net profits on the deal.
We locate a single family home which is in need of rehab. We take
you to the property, show you what we want to do with it, put an
offer on it and get it under contract with the selling bank or
owner.
When we buy it, and for your protection, you become co-owner of the
property (you co-sign with us on the purchase agreement) The entire
thing is documented legally for everyone's protection. You will
receive a written contract
We get to work on it right away, get our contractors in there, get
the property completely fixed up and then quickly market the
property for sale.
As soon as the property sells, we all go to closing and we split the
net proceeds with you 50/50 on the spot! You get to learn the
business AND make great money along the way.
Questions:
Do you need any money into the deal?
We take care of everything with our funds.
Your $5K deposit is only held as a commitment and deposited into our
corporate account. You get this back when we sell the first property
with you.
Do you need to work at the property?
You don’t need to but sure, get as involved as you want to.
Do you need to worry about getting paid?
No, as co-owner you are 100% protected.
Can you do this more than once?
Absolutely, we’d love to do this with you over and over again.
Can you keep your day job?

Will you be kept informed?
Of course, come to the property whenever you want to check on
progress.
Will you be updated?
Yes, you will know what’s going on every step of the way.
Will the arrangement be documented?
Absolutely, you’ll be completely covered and protected.
All that’s needed is a credit score?
Yes, that’s it, nothing more, nothing less.
Would you have to do anything else?
Only if we decide to refinance the property out of the hard money
loan used to purchase it.
If we refinanced into a conventional loan, you'd be on that loan
too.
